Damien Keyes.THE popularity of AirBnB continues to grow and the opportunity to make some extra cash is appealing to many, whether they are homeowners or renters. This leads to the question of can a tenant legally sublease part or all of their rented property on AirBnB? And, if so, under what circumstances can they do so? When big events, such as the Supercars, hit Townsville there is an influx of visitors here and many of them opt to spend some time either side of the event to hit the tourist spots, which is fantastic for our economy. Many locals are capitalising on the chance to earn perhaps five times the usual weekly rent, especially those living near the venue. But if they are renting the property, where do they stand legally? Can they sublease part or all of the property they are renting on AirBnB? When a tenant arranges to rent out part or all of a property they are renting this is called a sublease or subletting. The Act that governs rental accommodation in Queensland is the Residential Tenancies and Rooming Accommodation Act 2008. If a tenant wants to sublet the property they are renting, they must seek written permission from the landlord, usually via the property manager. More from news01:21Buyer demand explodes in Townsville’s 2019 flood-affected suburbs12 Sep 202001:21‘Giant surge’ in new home sales lifts Townsville property market10 Sep 2020The Act states that the lessor/agent must not unreasonably refuse permission to sublet or transfer the agreement from one person to another. What does this mean? Well, according to the Act it means the lessor must act reasonably in failing to agree to consent to sublet. They will be perceived as having acted unreasonably if they behave in a “capricious or retaliatory way” in failing to agree to the sublet. Like most things in life, it’s probably down to the tenant and the landlord having a good, mutually respectful relationship. If the tenant has proven trustworthy, reliable and to have taken good care of the property then the landlord may be more likely to grant this request. Landlords are likely to value good tenants who maintain the property and protect its value. In the REIQ’s view, a landlord is more likely to say “yes” to a sublease arrangement that is a longer-term arrangement and where the normal checks and balances are in place. With AirBnB, those checks and balances are not in place and this may, understandably, make some landlords nervous because they have no idea who is residing in their property.
Rookie manager Monk was under the microscope at the start of the season with many pundits even suggesting Swansea would struggle by putting their 36-year-old former captain in charge. But Swansea’s 1-1 home draw with Everton on Saturday took them to the 47-point mark achieved by Brendan Rodgers’ side in the club’s inaugural Premier League three seasons ago. Swansea skipper Ashley Williams believes Garry Monk’s recruitment policy and tactical know-how is responsible for the club matching its best-ever Barclays Premier League points tally with six games to go. “We don’t want to finish with a whimper, like we have done in other seasons, we want to finish strongly and beat our targets. “Finishing eighth would be a really good season for Swansea.” Jonjo Shelvey rescued a point for Swansea and denied Everton a fourth-straight league victory when he drilled home a 69th-minute spot-kick after Seamus Coleman had handled while on the floor under pressure from Marvin Emnes. Everton manager Roberto Martinez criticised referee Michael Oliver’s decision as he felt Coleman had been bundled over by Emnes but he was far happier with Aaron Lennon’s calm finish close to half-time. The England winger on loan from Tottenham netting for the second successive away game after failing to score since December 2013. “Aaron has been terrific and he has got an incredible quality in his finishing,” Martinez said. “He works so hard and has been a big help in what we do off the ball, but on the ball he has quality in those one v one situations. “He can get in those really good goal-scoring positions and when he does that he is going to hit the back of the net. “It was a very similar profile to when he scored at QPR and he had a very good chance against Arsenal as well. “It’s good to see him enjoying his football in this fashion.” Press Association “I think anyone that watches us regularly will say this is the best team and squad we’ve had, certainly since I’ve been here,” said central defender Williams, a linchpin of Swansea sides under Rodgers and Monk. “The quality throughout the squad is good because the gaffer has done a good job in January and the summer to bring in players. “The all-round quality and the way we work in training, the shape we work on, is better. “We can play different formations and we’ve got very intelligent players in the team. “The main thing is the structure of the staff set-up and the players.” Swansea have spent all season in the top half of the table and have done the double over Manchester United as well as beating Arsenal and Southampton along the way. But Williams said there was a determination not to let the campaign fizzle out and maintain the club’s current eighth position, which would better their best Premier League finish of ninth two seasons ago. “We’re safe so that isn’t a worry or a concern and we’ve got different challenges now,” Williams said.

Majority Of Plug-In Cars Sold In U.S. Are Pure Electric Source: Electric Vehicle News Author Liberty Access TechnologiesPosted on December 2, 2018Categories Electric Vehicle News RIP Chevy Volt: USA’s Best-Selling Electric Car Of All Time All-electric cars are getting more affordable, offer longer range, have charging times improved, infrastructure has proliferated, design and features are compelling while acceleration becomes best-in-class. Purchase of BEV is also perceived as a bigger social statement than hybrids. One of the biggest advantages of BEVs is their simplicity in terms of service, compared to modern ICE, which are very complex.“A full electric is a much more elegant solution,” said Gil Tal, director of the Plug-in Hybrid and Electric Vehicle Research Center at the University of California, Davis. “It’s very simple to build and very low maintenance.” In retrospect, he contends, plug-in hybrids “are just the training wheels” in the industry’s preparation for electric cars.”Currently, many manufacturers plan to introduce a lot more all-electric models than hybrid/plug-in hybrid models. In the U.S., the Chevrolet Volt will come to an end in 2019.“The death of the hybrid, while seemingly inevitable, may be long and slow. A spike in gas prices during the next few years may even draw it out. “I can see them having a role until 2040,” Tal said. “But the problem will always be [that] it’s a more expensive solution, having two drivetrains.”On the other hand, PHEVs still might be needed to convince petrol heads that electric drive works and to familiarize them with the tech. But yes, eventually PHEVs will die off. As the title states…it’s inevitable.Source: Bloomberg October 2018: Tesla Model 3 #19 Best-Selling Vehicle In U.S. Plug-in hybrids and hybrids are both doomed?According to a recent Bloomberg article, we are entering a stage of the final 20 years of high diversity of alternative powertrains. In the end, only all-electric cars will survive. The hybrids and plug-in hybrids are expected to die by 2040.“With Tesla fever running high, middle-ground vehicles are becoming irrelevant.”Well, that’s more or less right as hybrids and plug-in hybrids were always considered a middle solution to full EVs until all-electric becomes more affordable with longer range. We already see that most plug-in car sales are all-electric and most best-selling models are electric (China, U.S., globally). In the U.S., BEVs took over PHEVs by a 3:1 ratio in Q3 and soon are expected to eat into conventional hybrids too. Perhaps electrics already are.See Also
